Pavement Maintenance

An overview of asphalt preventive maintenance:

Hot mix asphalt is a mixture of liquid paving cement (AC-10), rock and sand. When applied and compacted, it is an excellent surface. However, there are three elements that will damage asphalt on a consistent basis. Those elements are water, sunlight, and petroleum spills in the form of gasoline and oil. These three elements will breakdown the asphalt and eventually cause its failure.
The best form of preventative maintenance to an asphalt surface is to crack seal with a hot rubberized joint sealant and to apply a modified coal tar slurry seal to the surface. These to forms of maintenance will protect the asphalt from the damaging effects of water, sunlight, and petroleum spills.
If properly applied, crack sealing and coal tar slurry seal will extend the life of an asphalt surface by as much as sixty percent while at the same time providing an attractive, well maintained parking surface.

TruSeal Americas approach to pavement maintenance:

Our philosophy is a simple one: Provide the customer with the best and longest lasting application of our products possible.

  1. Our crews are very experienced and take great pride in their work.
  2. Our materials are of the highest quality. We reinforce our sealer with sand and latex additives for a longer wear life.
  3. When working with town home complexes we apply our product by a brush method to ensure proper coverage as well as a neat appearance.
  4. When spraying commercial parking lots we utilize two coats of our blended material and add a third coat on all entryways and heavy traffic areas. The third coat assures a longer wear life in heavy traffic areas.
  5. We provide barricading to assure traffic control.
  6. All crack sealing, and seal coating is performed by our own crews.

Asphalt Repair and Replacement

An overview of asphalt repair:

Hot mix asphalt is a mixture of approximately 5% liquid asphalt cement binder, 95% rock and sand. When the three ingredients are combined they will form a flexible, yet durable wear surface.  However, there are three elements that will damage asphalt on a consistent basis. Those elements are water, sunlight, and petroleum spills in the form of gasoline and oil. These three elements will breakdown the asphalt and eventually cause its failure.

With the extreme climate changes we work with in Minnesota water freeze and thaw is a primary culprit in damaging asphalt. Once water begins to penetrate asphalt it will seep to the sub base causing the sub-base to “soften” and become even more flexible. The asphalt surface will only flex so much and in time it will crack. When water freezes it creates 3200 PSI of pressure, which in turn moves the asphalt away from buildings, curbs, and creates potholes allowing more water damage sinking and cracking. Obviously as each season progresses the issue will continue to manifest itself into a major problem.

When your asphalt has reached a point of no return it must be removed and replaced with either new asphalt or concrete. In order to achieve the best results it is recommended that the sub-base of limestone base rock be at least 4 to 8 inches be installed and thoroughly compacted prior to installation of new material. This sub-base will not flex as much as compacted soil and will allow water to drain through on a consistent basis. A properly installed sub-base will also provide the needed structural support for the new surface.

Truseal Americas asphalt division has a standing policy of removing old asphalt and adding additional base to achieve the proper sub-base depths before replacing with new material. Our equipment is designed to be less invasive when working in town home communities yet we are still able to get the job done efficiently on a timely manner. Our specialty is asphalt apron repair. We understand sub-base issues, water issues, and how to provide a strong finished product. We will always work within a schedule when on a specific site to facilitate customer needs and traffic concerns.
